Welcome to Volume II, Number 08-A, a Special Issue of Wine News, the e-Letter from the WineCountry.IT network.

Bagni di OrvietoThe only purpose of this Special Issue of Wine News is to alert our readers to a truly once in a lifetime opportunity.

A well preserved, historic, whole Medieval village dating back to the late 13th century, is for sale in the heart of Italian wine country, in the beautiful region of Umbria, about a 45 minute drive along A1, known as the Autostrada del Sole (Sun Highway) from Rome to the south and a little over an hour from Florence to the north.

Local MapThe village, which includes an olive grove and a small, half-hectare (about 1.2 acres) vineyard producing Orvieto DOC wine, is located just 12 kilometers from historic downtown Orvieto and is surrounded by many places of interest.

Lake Bolsena is few miles away, just across the border from Latium, while Lake Trasimeno is not much further to the northeast.

World-famous historic and art places in the area include Assisi, the hometown of San Francis of Assisi, the historic town of Todi, and Spoleto, seat of the world famous art event Festival dei Due Mondi, or The Festival of Two Worlds, among others. (The Spoleto Festival includes classical music and jazz concerts, theater, movies and dance shows).

InteriorIn Medieval times, this village was totally self-sufficient and includes:

  1. 18th century Master's villa (approximately 2,200 square meters, or 21,500 square feet)
  2. Olive press, store rooms and warehouse
  3. Former servants' quarters
  4. Former workers' quarters and stable.
  5. Huge 'henhouse'
    These buildings cover approximately 4,000 square meters (over 43,000 square feet) and a town planning regulation, approved by the Orvieto administration in the early 1990s, allows for the expansion of the real estate, that can be increased to 22,400 cubic meters, or over 240,000 cubic feet.   6. About 3 hectares (approximately 7.5 acres) of parkland, vineyards and olive grove

The development potential is enormous. Here are just few easily foreseeable develping scenarios. This village would be ideal for:

  • A foreign winemaker who wants to produce Italian wine
    • The village is owned by an s.r.l. company (roughly the equivalent of an American L.L.C.), so the buyer will be able to start running a business from day one, without any red tape delays and hassles.
    • The vineyard and each single vine are registered with the Italian authorities and produce the much appreciated Orvieto DOC white wine.
    • The subterranean of the 18th century villa are just perfect for a stylish and technically sound wine cellar.
    • Being so easily reachable and centrally located in the heart of an already popular Italian tourist destination, it would be a natural place for a wine-based reception center.
    • Though the olive grove has been neglected in the last few years, it is used by the current caretakers to produce olive oil as they see fit, with the only obligation being to provide the owners with extra virgin olive oil for their family use. So it will be easy to restore it and produce high quality organic extra virgin olive oil.
  • A real estate visionary wishing to develop a luxury, or upscale, unique residential compound
    • The village is owned by an s.r.l. company (roughly the equivalent of an American L.L.C.), so the buyer will be able to start running a business from day one, without any red tape delays and hassles.
    • As the village has three different points of access, it will be easy to develop up to 32 independent luxury residences with total respect for the current village layout, structures and look.
    • A well appreciated, experienced construction engineer, specializing in remodeling Medieval compounds and villages with total respect for the spirit of existing structures and landscape, is available to manage the development.
    • The single units may be sold, leased or rented either as summer homes or full-time residences.
  • An Hollywood studio wishing to develop a real life Italian location set
    • The village is owned by an s.r.l. company (roughly the equivalent of an American L.L.C.), so the buyer will be able to start running a business from day one, without any red tape delays and hassles.
  • A wise person who wishes to realize his/her dream Italian residence

It's up to the buyer what to do with it. The only limit is one's imagination (and of course, the local town planning connission).

Price is 4 million Euros, at current rate, about $4.8 million.
